Singer Katy Perry was told Tuesday by an L.A. judge that restaurateur Dana Hollister can continue to rent the villa-style hilltop convent they both are interested in purchasing — but Hollister will have to vacate it.

Los Angeles Superior Court Judge James Chalfant ruled Tuesday that Hollister, who wants to use the convent for a hotel and restaurant project, will make the $25,000 monthly payments to the small order of elderly nuns who own the property while lawsuits over the sale are pending.

It was the latest development in the intricate legal battle to determine who will own the prized property in Los Feliz neighborhood, a battle that is also matching up Los Angeles Archdiocese and some of the nuns, who refuse to sell their former home to the "Roar" star.

Hollister was in the process of purchasing the property from the Sisters of the Most Holy and Immaculate Heart of the Blessed Virgin Mary, when Chalfant voided the sale in July.

According to the new ruling, she will vacate the property and notify the archdiocese and Perry's representatives if emergency repairs are needed.

Perry did not attend Tuesday's hearing but was represented by two lawyers.

The Sisters of the Most Holy and Immaculate Heart of the Blessed Virgin Mary have owned the property for decades, but they haven't lived in the convent for several years. Only five sisters, ranging from ages 77 to 88, remain, and their order has bickered with the archbishop for years on various issues.

The property was bestowed to them by a devout Catholic who wanted the nuns to keep him in their prayers.
