Luxury Prefab by Marmol Radziner in L.A. Is Listed for $2.5M

The three-bedroom, 2,637-square-foot home is located just steps from Hollywood Boulevard and a block from Runyon Canyon, combining the best L.A. has to offer in both architecture and entertainment -- and providing plenty of privacy for those who are press-shy.
Tucked away on a private, gated street with just eight homes, this boxy pad offers jaw-dropping views from every room in the house and the slim deck with a skinny pool. Here, you can watch the world without being watched yourself -- so it's no surprise that listing agent Jason Oppenheim of The Oppenheim Group says the space has been popular with celebs, who also like that it's "behind the gates."

Marmol Radziner -- a firm founded by architects Leo Marmol and Ron Radziner -- specializes in restoring high-profile vintage homes and creating prefabricated odes to modernism, including this home, known as the " Hollywood Hybrid." Built of steel, glass, and concrete and constructed primarily in a factory (excluding the basement, which served as a foundation), the taupe tower was delivered and assembled by crane.
With its prefab construction come a number of eco-friendly benefits, including 3-kilowatt solar panels, radiant floor heating, wall insulation made from recycled denim, and floor-to-ceiling windows that provide natural ventilation (no AC needed). The home is LEED Gold -- certified, the second-highest rating possible from the U.S. Green Building Council.

Sliding dividers separate living and entertaining space, providing privacy at night and extra space in the daytime for visitors and relaxation.
In the resort-like master bathroom, a white-walled tub nestles against a picture window overlooking the trees, and a glass shower provides plenty of room for a long, relaxing steam.
The Southern California sunshine is rarely more than a few steps away, with planked decking running the length of the home on each floor and offering enough space for more than a few airy reading nooks.
