Here's a secret worth shouting about! Pennsylvania's most expensive property, listed for $25 million, is a relative bargain, according to listing agent Janet Rubino.
The posh Philadelphia-area address has been on the market since 2014, and it's at the top end of the upscale Mainline neighborhood, Rubino admits.
She's been marketing it internationally, hoping others will recognize that the Philadelphia area represents a relative steal in terms of major American metro real estate markets. "We feel we're a tremendously best-kept secret," Rubino says.
This 36,957-square-foot home, built in the 1990s, can be a lot to take in on a first visit. But once you spend some time at the 70-acre property known as Arbor Hill estate, you "really get a good feel for what the home offers. It's quite homey," says Rubino .
The "homey" mansion includes 10 bedrooms, nine bathrooms and six half-baths. It's divided into three wings, which surround an interior courtyard. One wing, accessible by a second-floor outdoor bridge, is a guest suite with two bedrooms and a bathroom. Two historic farmhouses are also on the property, providing living space for live-in staff or rental opportunities, Rubino says.
The main house includes jaw-dropping features such as 30-foot-high ceilings; a full-size basketball court in what was once the formal living room; formal and informal dining rooms; a chef's kitchen with two islands; a breakfast area which looks over the swimming pool; and a wine room that holds 4,000 bottles. There's also an indoor and outdoor tennis court, media room, play room, and office.
The Fort Washington, PA, home, which is roughly 22 miles outside Philadelphia, was built by the current owner, Dennis Alter. The business exec spent a jaw-dropping $80 million to furnish and build the mansion, according to The Atlantic.
He also had a highly publicized spat with his decorators, after suing over what he said was $6 million in overcharges for antiques for the home.
Designed by noted Uruguayan architect Rafael Violy, the home features a stone exterior with varying elevations to evoke memories of a Tuscan village, Rubino explains.
But it won't take a village to enjoy this house. Just the right buyer who can comprehend the value he or she is getting in this unique property.
