Billionaire Ernie Boch Jr., who made his fortune in the auto industry, is selling his estate on the Caribbean island of Nevis for $7.2 million.

The 1.25-acre property—known as Seagrape—is located within Four Seasons Resort Estates Nevis. Perched on a peak above the resort, the two-story house measures 4,240 square feet. A veranda on the second floor overlooks a sprawling lawn, offering panoramic views of the ocean, a volcano and nearby St. Kitts.

 “The home looks out across Charlestown and the Caribbean Sea,” said listing agent Eric Johnson, director of sales and marketing for Four Seasons Resort Estates Nevis.

The home has five bedrooms, five full bathrooms and one powder room. The 500-square-foot guest cottage has an additional bedroom and bathroom. There’s also a swimming pool, a hot tub and an outdoor kitchen. Residents will have access to the resort’s amenities, which include an 18-hole golf course.

Boch commissioned Boston designer Anthony Catalfano to design the home’s British Colonial-style interiors. The custom furnishings will be included in the sale. Boch alsoinstalled a Crestron automation system, which allows him to manage the property remotely.

 “If I burn a CD at my house in Massachusetts, it automatically populates in Nevis,” he said.

Boch, who built the home when he was married, is now divorced. He’s selling the property because his girlfriend wants to start fresh.

“I’m a motivated seller,” he joked.

Tips for International Homebuyers:

• Nevis is the smaller of two islands that comprise the nation of St. Kitts and Nevis.

• All foreigners are required to obtain an Alien Land Holding License in order to buy real estate. A fee equal to 10% of the purchase price will typically be charged.

• This fee is waived for buyers at Four Seasons Resort Estates Nevis, who will incur only a $400 application fee, according to listing agent Eric Johnson.

• All homebuyers in Nevis will pay a 10% stamp duty on the house at the time of sale.

• St. Kitts and Nevis has a citizenship-by-investment program, which offers a number of benefits, including visa-free travel to more than 120 countries. Nevis citizens only pay taxes on income earned on the island.
