    Lofted Bedroom

This small modern home available in beautiful Pismo Beach, CA, may not be for everyone -- specifically those who aren't adept at climbing a ladder to the lofted bedroom.

"You have to be agile," listing agent Cheryl Priolo quips. Potential home buyers have worried about mixing a night cap or two with the steep bedroom ascent. "You can't drink; you can't go up the stairs after you drink." (We humbly suggest moving the bar upstairs to the bedroom. Everybody wins.)

There's no doubt the urge to partake in a few adult beverages has to do with the low-key vacation vibe and the nearby wine region. Although the neighborhood has a mix of full-time and part-time residents, this beach pad may work better for those looking for a second home. Aside from cabinets and a garage where you can keep your kayak and surfboard, there's not a lot of storage space.

"It's definitely small-space living," the agent adds.

But the small space opens to a spacious redwood deck on three sides with views of the Pacific, an outdoor patio, and a backyard. Bring your pets! Soak in the surroundings! The home is just blocks from the ocean.

Built in 1966, the 700-square-foot structure was modernized by the seller, who bought it three years ago to "fix it up and sell it," Priolo says. "It's always been an A-frame." But it hasn't always had a loft. One of the changes the seller made was to move the bedroom upstairs to make room for an open kitchen and floor plan on the first floor.

Updates also include electrical, plumbing, windows, and hardwood floors. There's also a brand-new kitchen with cherry cabinets, granite counters and island, and Viking appliances. Other details include vaulted wood ceilings, handcrafted woodwork, and tile work.

"It is delightful. It's just small," the agent says. "It would be a perfect little weekend getaway."

The perfect getaway comes at a steep price. The tiny home is listed for $799,000. What you get is more than the home. You get Central California coastal living: a walk or bike ride to the brewery, the cafe, or popular Avila Beach. And it's a short distance from wineries. In fact, Pismo Beach is the " wine and waves destination" -- just be careful going up to bed after a day of wine tasting.
