The Central Business District of New Orleans used to be the province of boring suit-and-tie types. Now home to award-winning chefs, cocktail mixologists, and art galleries, the district has transitioned into one of the city's poshest neighborhoods -- and this modern penthouse sits on top of it all.

Renting for $12,000 a month, the 2,400-square-foot penthouse has two bedrooms and comes with an unbeatable view.

The condo's open floor plan, with a galley kitchen leading into an the living and dining space, is flanked by wall-to-wall windows that offer views of the Crescent City.

The modern kitchen has granite countertops, black lacquered cabinetry, and a long, steel bar. Despite its sleek appearance (and relatively compact size), you can do some serious cooking in this space.

"The appliances are all high-end," says listing agent Cindy Flannery. "There is a Sub-Zero fridge and wine cooler, Gaggenau cooktop, Thermador double oven, and Dacor warming drawer."

Away from the main living areas is an office space with a built-in desk and floor-to-ceiling cabinetry.

At the end of the penthouse, tucked away for privacy, are two bedrooms, including the large and bright master suite. The spacious rooms can accommodate a bedroom set and a budding art collection.

The finishes, color scheme, and dcor pieces are sleek and contemporary -- and renters can rejoice, because this penthouse is offered fully furnished. All of the gorgeous armless chairs, reclaimed wood tables, sectional sofas, and platform beds are included.

The artwork will also stay. The impressive collection features local and world-famous artists.

" Terrance Osborne is the local artist. There are also pieces by Andy Warhol and Mark Kostabi," says Flannery.

And then there's the view. Unlike condos with just a Juliet balcony, this penthouse has a massive wraparound porch. "I would say it is one of the largest private terraces in New Orleans," says Flannery.

Thanks to the condo building's central downtown location, almost every spot on the porch provides a different (and incredible) vista. On one side, you can catch the sunset behind the Crescent City Connection. From the other, you can watch the lights of the downtown skyline.

And, of course, once the sun sets, you're within walking distance of some of the best hot spots the city has to offer. It's all about location!
